General terms and conditions

All bookings are subject to our General terms and conditions as follows.

Normally a 50% deposit is required to secure a booking and the balance and the cleaning fee is payable to our agents in Culburra when you go to pick up the keys.

If you cancel the booking after the deposit is paid we will put that time back on the market. If we manage to let that time in total we will refund your deposit less a $50 cancellation fee. If the time is partially let a pro rata refund and the cancellation fee will apply. If we don’t let that time then we will credit your deposit against a subsequent booking within the next 12 months with a $50 cancellation fee. After 12 months the deposit is not refundable.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

We maintain a high standard of facilities at No 9 Tilbury Cove and we welcome notification of any shortcomings. We expect most tenants will respect our property but the occasional abuse requires that we state the following conditions.

	The number of guests should not exceed the number agreed in writing or email. The owners and their agents reserve the right to refuse access to the property in the event that more than the agreed number of people attempt to occupy the property.
	Parties and functions are prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional charges being levied.
	Damage and breakages, beyond fair wear and tear, as well as theft and loss of personal property are the client's responsibility during the stay.

Our usual check-in time is 2:00 pm and check out is 11:00 am on the day of departure to allow for cleaning. However, when there is no other booking adjacent to yours we can be flexible. If you want a late check out please talk to our agent when you arrange to pick up the key, they organise the cleaning.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental. A copy of the Strata By Laws is kept in the house.

Pets are not allowed.

Smoking is not allowed inside in the house

Variations to these conditions may only be made by prior arrangement with the owners in writing.
